In 2020, the State of Massachusetts passed a new law, Section 3A of MGL c. 40A, requiring MBTA communities including Sharon have at least one zoning district of reasonable size in which multi-family housing is permitted as of right and meets other criteria set forth in the statute.

In an effort to comply with the State law, the Sharon Planning Board and a hired consultant have spent many hours drafting new zoning bylaw language, so State funding for grants will not be lost and additional multi-family and mixed-use housing may be provided to the residents of the Town of Sharon.

A draft of the new zoning bylaw language and map is attached below.
