BUILDING AND INSPECTION FEES

 

Section 1. General

 

1.1 For each permit issued by the Inspector of Buildings, the Wiring Inspector or the Plumbing and Gas Inspector, and before such permit shall take effect, a fee shall be paid in accordance with the fee schedule established herein.

 

1.2 Exception:  No fee for Permits or Certificate of Inspection shall be required for Town of Sharon works or structures.

 

1.3 Surcharge:  When work is started without the appropriate permits, the applicable fees shall be doubled; however, subsequent payment of the double fee shall not relieve the applicant from any other penalties prescribed in the statutes, regulations or codes of the Commonwealth of Massachusetts.

 

Section 2.  Building Permits and Fees

 

2.1 New Residential Construction:  The fee for all new residential building permits shall be computed at the rate of $0.55 per square foot of gross living and garage space.  This fee shall apply to all new construction of single and multiple family housing and shall be based on architectural plans submitted by the applicant.

 

2.2 Existing Residential Construction:  The permit fee for all additions, alterations, repairs, accessory buildings, swimming pools, demolition, and relocation shall be computed at the rate of $9.00 per thousand dollars of estimated construction cost provided, however, that in no event shall the fee be less than $40.00.

 

2.3 New Non‑Residential Construction:  The fee for all new non‑residential building permits shall be computed at the rate of $0.65 per square foot of gross floor space.  The new non‑residential construction fee shall apply to all non‑residential construction including, but not limited to, commercial, industrial, office, and school structures, provided, however, that for non‑profit tax‑exempt schools, houses of religious worship or buildings accessory thereto, the maximum fee shall be $500.00.

 

2.4 Existing Non‑Residential Construction:  The permit fee for all additions, alterations, repairs, accessory buildings, demolition, and relocation shall be computed at the rate of $12.00 per thousand dollars of estimated construction cost provided, however, that in no event shall the fee be less than $60.00.  The maximum fee for non‑profit tax‑exempt schools, houses of religious worship or buildings accessory thereto shall be $500.00.

 

2.5 The estimated construction cost (Sections 2.2 and 2.4 above) shall be computed by multiplying the gross floor area (sq. ft.) by the average square foot cost as published in the latest edition of “Building Construction Cost Data” by R. S. Means Company, Inc. or other similar recognized national survey.  For activities not included in recognized references, the Inspector of Buildings shall compute the estimated cost on the basis of knowledge of the building trades and his/her best experience and training.

 

2.6 Other Building Related Fees:

 

a.  Re‑roofing or re‑siding:

f.  Certification of Inspection:  See Table 106, (Article 106, Section 106.5) State Building Code, which Table is hereby incorporated by reference.

Section 3.  Electrical Permits and Fees

 

Residential Wiring:

 

a.  New construction, per dwelling unit (not including heat/smoke detectors):

b.  Fire alarm systems (heat/smoke detectors):

c.  Temporary service:

d.  Alterations/rewiring (per dwelling unit):

e.  Alterations/rewiring B add heat/smoke:

3.2Non‑residential Wiring:

 

a.  New construction, alterations, additions ‑ minimum plus 3% of contract price

b.  Industrial maintenance fee:  An annual $100.00 fee will be assessed to industrial plants employing  resident licensed electricians performing work which requires periodic inspection.

Section 6.  Board of Appeals Hearing Fee

 

6.1 Residential, one and two family dwellings. 

$100.00 for first two acres plus $25.00 dollars for each additional acre.

 

 

6.2 Multi-family residential and non-residential. 

$200.00 for first two acres plus $25.00 for additional acre.

 

 

 

6.3 The Board of Appeals may at its discretion, waive all or a portion of the applicable hearing fees.
